20, we have to be firm on this occupancy due to our septic capacity capacity. Exceeding the maximum occupancy results in additional charges and/or eviction without refund.

Propane is provided for gas grills and connected directly to main cabin propane. Please clean the grill tray after use to prevent fires.

Fireplaces are for seasonal use, from mid-October to early May. (Dates may change if the weather changes early.)

One hundred percent (100.00%) of the total booking charges (less $50.00 cancellation fee) will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges (less $50.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made less than 30 days prior to the arrival date, no refund will be issued. 

You will be required to sign a rental agreement which will require you to upload your license.

Hot Tubs are drained and sanitized after every check-out.

Please note that this is a forested area and there are times when the Oklahoma Forestry Service enforces a burning ban in the area. Fines can be upwards of $1000. Please check online for the current burn ban status before using the outdoor firepit.

Keep in mind that Broken Bow/Hochatown is a rural area and while our cabins are wired for 200 mg Internet, outages can and do occasionally occur. We cannot guarantee your Internet service. Hochatown infrastructure is also still rural and hasn't caught up to big city infrastructure. The area does very occasionally have power outages that are out of our control. We do not refund for temporary power outages.

Supply of paper towels, toilet paper, bath soap, dishwashing liquid, trash bags, dishwasher tablets, laundry soap, and basic seasonings will be provided for your stay. All cabins have fully equipped kitchens, washers/dryers, towels, and linens.

A $500 security deposit will be held on your credit card during your stay and released 2 days after your departure pending no damages or missing items.

Hochatown does occasionally get snow. We encourage our guests to purchase trip insurance if you are concerned about your travel plans.
